The February housing market in Las Vegas is similar to last month. As a potential buyer or seller, you might be wondering what that means for you. In this month’s market update, we don’t just talk about the numbers. We talk about what they mean and how to work a stable market to your advantage.
Market Update: More of the Same
The Las Vegas market is stable; that’s clear from the numbers which have been slow and steady the past couple of months. This type of market is great for both buyers and sellers—with the right approach. As a buyer, you might get some concessions, help with closing costs, and even better opportunities with new home builders. Buyers have a lot of options right now. My best advice to buyers is don’t wait until everyone else starts looking to jump in. Why? Because inventory is still low and your options will disappear if you wait too long. Sellers still have benefits too. As a seller, your home will get more attention right now, and, because inventory is still low, properties with multiple offers are still happening. If your goal is to buy or sell your home, don’t wait until the competition heats up.
Is now the right time to buy or sell? Everyone’s situation is different; what’s right for one family won’t be right for another. If there is a number that you are looking to hit, let’s talk about that and work through potential scenarios to break it down.
No matter what you choose to do, don’t wait for the herd to make a decision. Give yourself more options by working through the numbers now.
Real Estate Newbies
The Wall Street Journal just reported that there were more real estate agents than houses for sale by the end of 2020. Which means there are a lot of new agents, and many of them don’t yet know what it takes to buy or sell a home in this type of market.
Urban Nest is the top-selling brokerage in the state of Nevada. Whether you live in a luxury community or are a first time home buyer, do your research to make sure you are working with an agent from a reputable company who knows what’s happening in the market.
Water in Las Vegas
Water is a hot topic right now. You probably know that water levels at Lake Mead have dropped significantly. With that said, everyone is asking if Las Vegas is running out of water. The short answer is no, but there are a lot of factors to consider. Stay tuned for a video series deep diving into this topic, coming soon!
