The Summerlin Village of The Cliffs makes up 450 acres at the southernmost tip of Summerlin. When completed, The Cliffs will be home to 11 individual neighborhoods with close to 1,700 homes.
If you intend to call The Cliffs home, you will be at the base of the Spring Mountains. Ironically this community is named for the rocky ridgeline that surrounds the community.
At its core, Summerlin strives to incorporate the surrounding natural flow of the land within its villages to allow its residents to feel at one with the surrounding nature. Some of the neighborhoods even have elevated unobstructed views of the mountains and the Las Vegas Valley. Summerlin developers also leave areas undeveloped to allow the desert to exist in its natural state.
The Cliffs are also unique in that there are elevated overlooks along trails/walking paths where you can take in the views. Summerlin trails will eventually all connect, making this a truly unique feature of the villages of Summerlin. When the trails are through with you, stop off and enjoy a rest at Oak Leaf Park.
Now, let’s talk about schools. The Cliffs village is home to both private and public schools. Faiss Middle School, Shelley Berkley Elementary School, are both public schools located within The Cliffs. Then there’s Bishop Gorman High School, a private Catholic college preparatory school.
If you are looking for more activities for your kids or yourself, look no further than Wet ‘n’ Wild water park or Faiss Community Park & Aquatic Center. Faiss Community Park and Aquatic Center located in Faiss Park is an indoor aquatic center run by Clark County for public use. The property features a 24,950-square-foot community center, meeting rooms, and locker facilities. You’re not going to find a run-of-the-mill pool either when you show up; they have a 25-meter and ten-lane lap pool. You could even practice your scuba skills in the nine-foot-deep scuba pool. There is also handicap access to the 1800 square foot therapy pool. And last but certainly not least, the pool is enclosed, allowing access year-round. Faiss Aquatic Center does have a lot to offer.
As for the neighborhoods within The Cliffs, you will find:
Regency
Built on 100-acres, this community is an age-qualified neighborhood. This community, developed by Toll Brothers, happens to be the first new-build age-qualified community built in Summerlin in more than 15 years. You still have time to create your personalized new construction home at Regency, or you can purchase via the resale route if you’re on a shortened time limit. Pricing starts from the mid $ 500’s for 1665 square feet.
When you decide to make Regency your home, you can access a state of the art 22,000 square foot clubhouse, which features an indoor lap pool, a grand lounge, a game room, a fitness center, and a library. The clubhouse also features a space for parties, community events, and even private parties. Once outside, you’ll find bocce, cabanas to keep you out of the direct sun when you decide you have finished swimming in the resort-style outdoor pool, pickleball, and tennis courts.
Granite Heights
The neighborhood of Granite Heights is another example of homes built by Toll Brothers. Granite Heights no longer offer new home sales as it has now completed all the new home sales, and you can now purchase via resale. There are 85 single-story homes located within the Granite Heights neighborhood with indoor/outdoor living spaces to take full advantage of the beautiful Las Vegas weather. Prices on resale homes currently start at the low $1.2M price point.
Jade Ridge
Jade Ridge is currently still selling from their models located within the community. Jade Ridge, built by Taylor Morrison, which was formerly William Lyons Homes. There are seven models to choose from, including a single-story duplex option. The pricing starts at $416K for the 1526 square foot model and $498K for a two-story measuring 2366 square feet.
Ironwood
The community of Ironwood is another stunning example of an all single-story Toll Brothers community. Located at the Desert Hills Mountain Range base, you are right in the middle of our spectacular Las Vegas landscaping. The homes within this community range from approximately 2500+ square feet to 2900+ square feet. As this community sold out of new construction homes, the resale homes are currently selling from the high $ 900’s to approximately $1.5M.
Nova Ridge
With its modern architecture, Tri Pointe Homes, formerly Pardee, has added another option to spice up the desert surroundings with Nova Ridge’s offerings. With one and two-story options, you are sure to find a model that will fit your family’s needs. Currently, there is one resale home at 3300+ square feet listed for sale at $1.45M.
Oluna
Oluna by Lennar Homes is now entirely built out of its new home inventory, and you can now purchase via the current resale inventory. There are four models to choose from, ranging in size from 3290 square feet to 3800 square feet. Homes in this neighborhood have recently sold resale between $800K and $1M.
Onyx Point
Onyx Point, built by Richmond American Homes, features an all-ranch style community. Even though you can no longer purchase a new construction home with the community, you can still buy these beautifully designed homes in the resale market. Each of the models has three-car garages, and some even have mountainside lots. The smallest floorplan starts at 3,300 square feet, and the homes get bigger from there.
Skystone
Skystone by Woodside Homes features a contemporary architectural style for each of the 72 homes located within its gates. Homes at Skystone range from 2,092 to 2,934 Sq. Ft. and range in price from $620K to over $950K.
Terra Luna Ridge
Tri Pointe Homes, formerly Pardee, are currently building Terra Luna Ridge. With four models, including one and two-story offerings, you have options galore in choosing which home will be a perfect fit for you and your family. Square footage ranges from 2064-3013 and 2-4 bedrooms. Pricing currently starts in the high $ 500’s.
Vistara
With seven unique floorplans, Vistara offers a wide variety for each owner’s specific needs. Pulte Homes is the Vistara community builder, with homes ranging from 2100 square feet to almost 2700 square feet. Single-story and two-story homes are available within this community. Prices for resale homes within Vistara are currently listed starting in the high $600K range.
