How is buying luxury real estate different from the typical home-buying process?
It's a different game. Off-market discovery, discreet negotiation, elevated due diligence, the process requires a different level of attention at every step.

How do I get into a private country club in Las Vegas?
Buying the house and getting into the club are two different things. People assume they come together. They don't.
In some communities, membership comes with the address. Others have a waitlist, a sponsorship requirement, or a board that decides who gets in. And a few of the most exclusive clubs here you can't buy your way into at all, no matter the budget. They're invitation only, and the invitation comes from inside.

Architectural photography, aerial and cinematic video, placement in REALM's global buyer network, targeted advertising. Yes, your home gets all of it. But the production is the easy part. Your home is not a commodity and it shouldn't be marketed like one. The work that matters is getting it in front of the one buyer who already understands what it's worth.

My listings average 27 days on market, consistently below the market average for comparable properties.

It depends on price point, location, condition, and market timing. At current conditions, well-positioned luxury properties are moving in 90 to 120 days.
